Residential Estate Espartales

The Vitra Espartales Residential Development, located within the new urban expansion area of Espartales Norte in Alcalá de Henares (Madrid), comprises the construction of 178 subsidized housing units distributed across a residential complex consisting of 14 building cores, with a ground floor, five above-ground storeys and two basement levels allocated to parking and storage facilities. The development forms part of one of the largest affordable housing schemes in the Madrid region and was characterized by demanding construction schedules and a strong commitment to the industrialization of construction processes

From the perspective of fabricated reinforcing steel, the project presented significant technical challenges due to the geotechnical conditions encountered on site. During the execution of the pile retaining system, a groundwater table located very close to the excavation level was identified, making the originally planned isolated footing solution unfeasible. As a result, the foundation design was modified and replaced with a continuous reinforced concrete raft foundation with a variable thickness ranging from 0.50 m to 1.10 m, ensuring the required structural performance and overall stability of the development

To meet the demanding construction programme, ERSIGROUP implemented an industrialized reinforcement solution based on special welded reinforcement panels up to 12 metres in length, manufactured under controlled factory conditions and designed to work in a single reinforcement direction. The use of these industrialized reinforcement systems enabled the construction of approximately 5,700 m² of raft foundation in less than two months, incorporating more than 250 tonnes of reinforcing steel and over 5,000 m³ of concrete, while structural works continued simultaneously in other areas of the project. The rationalization of reinforcement layouts significantly reduced installation times, improved construction quality and optimized site resources

The industrialization strategy implemented by ERSIGROUP was also extended to the ground floor slab through the use of welded reinforcement systems, prefabricated spacer elements and continuous-manufactured auxiliary components, improving traceability, safety and installation productivity. The combination of detailed engineering, reinforcement prefabrication and efficient logistics planning enabled the successful delivery of a large-scale residential development while demonstrating the benefits of industrialized reinforcement solutions in residential construction
